Under Contract

When a transaction is under contract SAVVY will:

– Manage documents and file opening securely with the escrow team.
– Send an intro email with timelines and the contract to all parties.
– Ensure documents have signatures, dates, initials, and broker details.
– Send contract documents to the broker for compliance.
– Distribute and collect disclosure packages for signatures.
– Inform parties of any contract changes.
– Confirm Earnest Money deposit receipt from escrow.
– Set up inspections and share reports for review.
– Keep title company and lender updated on transaction progress.
– Adjust deadlines for contract changes.
– Get and send HOA documents by deadlines.
– Secure Home Warranty as per contract, if needed.
– Obtain HOA documents when necessary.
– Confirm inspections are scheduled as per deadlines.
– Monitor appraisal process with the lender.
– Track buyer’s loan status with the lender.
– Ensure buyers/sellers get all document copies.
– Remind agent to draft and approve Commission Disbursement.
– Upload documents to the transaction system as completed.
– Provide 24/7 access to the transaction system, if applicable.
– Stay in contact for updates and pending items.
– Verify escrow has all required documents.
– Confirm final property walk-through schedule.
– Arrange client and agent’s signing appointment.
– Review file 7 days before closing for completeness.
– Alert agents after final recording confirmation.
– Upload final HUD/CD for compliance.
– Give clients hard and digital copies of the transaction at close.

  • Introduce our role in the process to each party.
  • Upload data and documents into our online system which you have access to 24/7.
  • Throughly review of the Purchase Agreement, Amendments and Counter Offers to make sure each document is executed with signatures, initials, broker information and correct dates.
  • Create a Transaction Time Line and Information Sheet using our online management system. All parties involved are then invited to this system.
  • Create a Buyer’s Package with a Seller’s Disclosure Package and other Broker required forms.
  • Deliver the Buyer’s Disclosure Package to you and/or your client through DocSign, email or mail.
  • Ensure your buyer receives copies of all required reports.
  • Make sure escrow has a Home Warranty invoice and instructions for commission.
  • Order requested escrow amendments.
  • Track deadlines and ensure delivery, return and receipt of deposits and packages.
  • Upload all reports, documents and disclosures to the online system as they are received or executed.
  • Keep constant contact with each party always providing status updates.
  • You receive 24/7 secure online access to the management system.
  • Complete and deliver a full digital paper trail (PDF) to you and/or your broker.

Seller's Side

– Upload the Listing Agreement and all necessary broker forms for compliance.
– Ensure all documents are signed and follow up as needed.
– Upload all forms, amendments, and addendums for compliance.
– Monitor repairs and collect associated receipts.
– Update MLS data to reflect inspection, pending, and closed statuses.
– Arrange a closing gift following agent’s guidelines, if required.
– Order the removal of the ‘for sale’ sign.
– Organize the removal of staging furniture.
– Provide hard and digital copies of the fully executed transaction to the client at close.

Let's Make This a Success

Review preliminary title reports. Review escrow Instructions and settlement statements. Negotiate repairs and any changes to the contract. Advise the client of any contingency timeline removals (we will remind all parties of the dates and time frames in the introductory email). If TC is drafting documents, the agent will review before being sent to client (if applicable).
